Terms of use

By using Renta-Manage you agree to these terms and to our privacy notice. If you don't agree, please don't use the service.

The service

Renta-Manage is a record-keeping app for rental properties in the Philippines. Accounts are given on request and approval. You must be 18 or over and allowed to manage the property you add.

Your account

• Keep your login password and PINs private. Give staff their own PINs; you are responsible for what is done under your property.
• Tell us at support@rentamanage.com straight away if you think someone else has your password or PIN, and change it in Settings.

Your tenants' data

• You are the personal information controller for the tenant details you record. You confirm you have a lawful reason to keep them and that you have told your tenants you use Renta-Manage for their records, including the AI reading described below.
• Record only what you need to run the rental. Keep it accurate, and correct or remove it when a tenant asks and the law allows.
• Your records belong to you. We use them only to provide the service to you.

AI reading

• When you upload a receipt, statement screenshot or meter photo for reading, you agree that the image is sent to outside AI services (OpenRouter, using Google's Gemini) for the sole purpose of reading it, as explained in the privacy notice. We have no intention of keeping it there and don't use it to train AI.
• Nothing else about your property or tenants is sent to an AI service. If you don't want images sent, type the details in yourself instead.
• Reading is a help, not a guarantee — always check amounts before confirming. Each property has a monthly reading allowance; past it, you type the details in yourself.

Messages

Renta-Manage emails only you, about your own account. It never sends messages to your tenants — reminders and receipts are shared by you, from your own phone.

Support access

Support can open your property only when you turn on Settings → Support access, for 24 hours, and every step shows in your activity log.

Fair use

Don't use Renta-Manage for anything unlawful, to harass anyone, to store data you have no right to hold, or to try to get into other people's accounts or properties. We may suspend or close accounts used for fraud or abuse.

Availability and responsibility

We work to keep Renta-Manage running and your records safe, but the service is provided as it is, and we can't promise it will never be interrupted or error-free. Keep your own copy with Download my data. To the extent the law allows, we are not liable for indirect losses, and you remain responsible for your rental decisions and for checking your records.

Ending

You can download your data and delete your property at any time in Settings. Deleting a property erases its records 30 days later.

Changes

If we change these terms in a way that matters, we will update the date above and tell owners in the app or by email before the change takes effect.

Law

These terms are governed by the laws of the Republic of the Philippines.
